Villa Leopoldo is positioned in a wide green valley, surrounded by trees and fields but in close proximity of several historical small towns in the heart of Tuscany near Pisa.

The Town situated at about 1 km from the property has all necessary services like banks, shops, and restaurants. Pisa airport is approx 30 min away from this property.

With easy access to the motorway, it is particularly convenient for reaching the tourist attractions and the art cities of Florence 1 hour, Lucca 1 hour, San Gimignano 40 minutes, Pisa 35 minutes, Volterra 40 minutes and Siena 1.5 hours. The villa is restored in a contemporary style, comfortable and convenient for modern living with high quality furnishing, fixtures and fittings.

There is approximately 1 km of unpaved road to reach this beautiful independent villa set in private grounds; electrically operated gates ensure privacy.

The ground floor hosts a large drawing room with open fireplace, flat screen satellite TV and DVD and comfortable seating areas with sofas and armchairs.

There is a large fully equipped modern kitchen with breakfast area on this floor. It is furnished with large American style fridge, freezer, microwave, oven, dishwasher, fruit juicer, coffee maker, kettle, toaster, all crockery and cooking equipment. Annexed to the kitchen there is a utility room with an additional fridge/freezer and some storage space plus a laundry room with washing machine, iron and ironing board & dryer.

The Dining room adjacent to this area can accommodate 12 people. On the other side of the kitchen is the sunroom, furnished with comfortable sofas and armchairs, billiards table, satellite TV and Bose docking station for iPod. This room also provides access to the swimming pool, sun terrace, barbecue and gazebo with dining table. There is a separate bathroom with shower for use when using the swimming pool.

There is a separate powder room on this floor (W.C).

On the first floor there are two double bedrooms with ensuite bathroom with tub and separate walk in shower. Another bedroom with a French size bed and ensuite bathroom (tub and walk-in shower). A twin bedroom with en suite bath and hand-held shower completes this floor.

The split-level tower hosts the Master bedroom and large ensuite bathroom with tub and double walk in shower. Every bedroom is equipped with flat screen (Sat) TV.

The Annex building has a French size double bed and a small single bed and includes two full bathrooms (shower).

The 12m x 7m heated (upon advance request) swimming pool and adjoining al fresco dining area with brick-built barbeque is positioned between the main villa and the annex on an open terrace. Pool towels and sun beds are provided and are included in the rent.

The area is set in private grounds featuring colorful flowerbeds and lawns dotted with trees and a bocce court.

Luxury being the hallmark with due importance to pleasure and comfort, availability of mineral water and fresh flowers in every room has been taken care of with complimentary toiletries, soft pillows, hair dryers and of course beautiful linen.

The villa is located in a remote area, car rental is recommended, poor ground clearance vehicles are not appropriate.
